A lot of people considering property in Belize come in bracing for a catch. They assume that as a foreigner, they’ll get some watered-down version of ownership, or a list of restrictions on what they can do with the land. That’s a fair assumption, because it’s how things work in plenty of other countries.

It isn’t how things work here.

Belize offers what’s called fee simple ownership, which is the highest form of land ownership that exists. When you buy property here as a foreigner, you hold the same rights as a Belizean citizen. Full legal title. No bank trust, no special permit, no restrictions on resale or transfer. What you buy is truly yours.

1. The barrier that other countries have, Belize has removed. I’ve worked with many clients who came to Belize after looking at other countries in the region, and the comparison usually decides it for them. In Mexico, foreigners face restrictions on owning coastal property outright and have to hold it through a bank trust. In parts of Asia, foreign land ownership is capped or restricted entirely.

Belize doesn’t have those barriers. The Alien Landholding Act was abolished in 2001, and since then foreigners have had the same property rights as citizens.

2. Your name is on the title, and that title behaves like any other. You can own your home, your land, or your investment property outright in your name. You can sell it. You can lease it. You can pass it on to your heirs. There’s no intermediary structure standing between you and the property, and no expiration on the arrangement, because there is no arrangement. There’s just a title.

3. What you own, you get to keep. Belize has no capital gains tax, no estate tax, and very low property taxes. For buyers thinking about a property they’ll eventually sell or leave to family, that combination matters as much as the purchase itself.

None of this is meant to suggest the process needs no guidance. Titles in Belize come in a few different forms, and knowing which one you’re looking at is part of doing this properly. But the underlying question people arrive with, whether a foreigner can really own land here the way a citizen does, has a straightforward answer. Yes.
